Quieter floors. Live 2 BHK cards often ₹19k–₹25k. Furnished ~₹25k common. Furnishing, size, floor, parking and age still rewrite the number.
Gyan is the khand families pick when they want more rooms than an Ahinsa tower budget will buy. Stock is heavy on builder floors and older independent-style living, with parks and local markets inside walking talk. It is not a lesser Indirapuram, it is a different product.
The spread is the story. Public 2025–26 listing clusters for Gyan Khand 3 RWA-type 3 BHK floors have shown asks around ₹6,500–₹8,000 / sq ft, with some older ~1,000 sq ft floors advertised in the ₹70–90 lakh neighbourhood. Gyan 1 portal locality talk is wider, often cited roughly ₹5,500–₹10,000 / sq ft depending on newness and facing. Park-facing, lift, and a fresh floor can jump far above a 15-year-old unit on the same map pin. None of that is our quote.
