Ahinsa Khand is where Indirapuram stops feeling like a builder-floor
Public 2026 listing conversation (not our quote): buy/sale talk ₹75L–₹1.5Cr+. 1 BHK rent ₹14k–₹20k. 2 BHK rent ₹20k–₹30k. 3 BHK rent ₹28k–₹42k+. Portal asking average cited around ~₹13,221 / sq ft. Premium pair with Vaibhav. Furnished 2 BHK cards can print ₹35k+. Furnishing, size, floor, parking and age still rewrite the number.
Ahinsa Khand 1 is the name that sits next to well-known group housing: Shipra Srishti, ATS Advantage, Orange County / ABA towers, Shipra Sky City, Jaipuria Sunrise Greens. Ahinsa Khand 2 is where Cloud 9, Exotica Elegance, Judges Enclave and similar names come up. These are examples of the stock people compare, not a promise we hold a unit in each.
Public 2025–26 listing talk puts Ahinsa 1 apartments in a clearly higher band than Gyan or Niti builder floors. Portal locality averages for Ahinsa multi-storey stock have recently been discussed around ~₹13,221 / sq ft (older round-ups still smear ₹13,000–₹15,000). Individual ATS / Shipra Srishti asks frequently start near ₹1.8 Cr for some 2 BHKs and run into ₹3–5 Cr for large 3/4 BHKs. Working buy talk for many 2/3 BHKs is still ₹75L–₹1.5Cr+ before those premium outliers. That spread is noisy. It is not our rate card.
Buyers who “want Indirapuram” but paste an Ahinsa 1 budget against a Gyan Khand 3 floor are not ready to visit. We say that on WhatsApp. If the brief is amenities + security + larger carpet, we stay in Ahinsa. If the brief is more rooms for the same money, we open Gyan, Nyay or Niti on purpose.
Rent here is not “Indirapuram 2 BHK average.” Public 2026 listing talk puts Ahinsa 2 BHK in a ₹20,000–₹30,000 band, still the dearest rental khand of the seven, with furnished cards printing ₹35k+ and 3 BHK ₹28k–₹42k+. 1 BHK often ₹14k–₹20k. Portal locality tables have also cited Ahinsa Khand I 2 BHK averages around ₹32,000 on some older dumps. Maintenance and parking rewrite the number.
